Job Description
We are recruiting for a real estate investment firm looking to scale up their portfolio especially in the retail sector.
Reporting to the MD, you will be directing the leasing strategies, tenant mix, and commercial performance for their retail portfolios. You will be managing leasing P&Ls, oversee pre-leasing and renewals, and lead negotiations with regional and international brands to optimize occupancy and rental revenue.
Responsibilities
- Leasing Strategy & Portfolio Planning: Develop annual leasing business plans, budgets, and KPIs (occupancy rates, rental revenue projections). Formulate and optimize tenant mix strategies aligned with market positioning and catchment demographics.
- Tenant Acquisition & Relationship Management: Identify, prospect, and lead commercial negotiations as well as maintaining a robust network of contacts with international retail brands, master licensees, and franchisors.
- Commercial & Financial Performance: Oversee the leasing P&L, including base rents, Gross Turnover (GTO) rent, and fit-out incentives. You will conduct retail health reviews to manage underperforming accounts and maximize portfolio yield.
- Market Intelligence & Asset Positioning: Analyse retail market trends, consumer behaviours, and competitor performance to advise on mall layout, zoning, and asset enhancement.
- Team Leadership & Stakeholder Management: Mentor and lead the leasing team. Collaborate cross-functionally with Project, Facilities, Legal, and Finance departments to ensure seamless operations and lease execution.
Requirements
- Education: Degree in Real Estate, Business, Marketing, or a related discipline. Postgraduate qualifications (e.g., MSc Real Estate, MBA) or professional memberships (e.g., SISV, RICS) are often preferred.
- Experience: Minimum 10+ years of proven track record in retail leasing, shopping mall management, or commercial property portfolios.
- Skills: Expert-level knowledge of commercial negotiations, tenancy agreements, and real estate financial metrics (e.g., GTO, rental reversion). Strong market connections within the region's retail sector.
