Job Description

We are seeking a strategic, highly analytical Portfolio & Asset Manager to oversee our clients real estate investment portfolio primarily in Singapore. In this role, you will be involved in a multi-faceted scope where you will be responsible for the overall asset and portfolio management of their properties in Singapore.

Reporting to the Director, you will be looking to be part of the team that supports the execution of their property development pipeline, driving financial performance, managing risk throughout the investment lifecycle, and ensuring that development projects are delivered on time and on budget. You will be maximizing Net Operating Income (NOI) and identify new value-add or divestment opportunities.

Key Responsibilities

Asset Management

  • Budgeting & Operations: Set annual operating budgets, review monthly financial variances, and approve capital expenditure (CapEx) plans.
  • Performance Optimization: Monitor portfolio KPIs, track portfolio health, and optimize returns on existing assets.
  • Vendor & Tenant Relations: Oversee third-party property managers and leasing agents to maintain high occupancy rates, tenant quality, and property health
  • ESG & Sustainability: Champion Environmental, Social, and Governance (ESG) initiatives across the portfolio, ensuring statutory compliance and market competitiveness.

Development Management

  • Project Governance: Oversee ground-up development and major asset repositioning projects from feasibility to post-handover operations.
  • Risk & Capital Management: Manage development risk and the deployment of capital. Ensure all projects remain within budget and on schedule.
  • Stakeholder Engagement: Coordinate with contractors, consultants, and regulatory authorities to secure approvals and unlock development potential.

Investment & Portfolio Management

  • Origination & Underwriting: You will also get the opportunity to participate in evaluating and execute real estate acquisitions and joint venture opportunities. You will get to be involved in the due diligence process and prepare detailed investment committee packages.
  • Divestment Strategy: Manage the entire divestment process, from broker selection and deal room management to exit etc

Requirements

  • Education: Bachelors degree in Real estate, Finance, Business, Economics/Engineering or a related discipline.
  • Experience: About 8-10+ years of experience in real estate asset management
  • Analytical Skills: Highly numerical and possess sufficient proficiency in financial modelling (DCF, IRR, NPV, and waterfall calculations).
  • Market Knowledge: Deep understanding of the Singapore and APAC real estate markets, lease structures, and operational strategies.
  • Communication: Exceptional stakeholder management, negotiation, and presentation skills
