Accountant, REIT
An exciting opportunity has opened with a high-growth regional infrastructure platform preparing to establish a new listed REIT.
This is an opportunity to join at the build stage, where you will work closely with the REIT finance team to help establish the accounting, reporting and control foundations required for a new listed platform. Rather than stepping into a fully mature finance environment, you will gain first-hand exposure to how a REIT prepares for and operates within a listed environment.
Key Responsibilities
You will support the finance team across the Trust, REIT Manager and holding SPVs, with responsibility for preparing accurate entity accounts, reconciliations, financial schedules and disclosure support. You will also help ensure records are maintained to an audit-ready standard and that the team operates effectively within a listed REIT close and maker-checker framework.
Your responsibilities will include:
Preparing full sets of accounts for holding SPVs, including journals, accruals, intercompany balances and monthly schedules.
Accounting for audit, tax, valuation, listing, distribution and administration costs.
Performing reconciliations between subledgers, schedules and the general ledger, and resolving differences promptly.
Preparing deferred tax, distribution, fair-value and FX adjustments.
Supporting financial statement disclosures covering cash flow, unitholders’ funds, segments, fair value, related parties and key REIT ratios.
Maintaining units-in-issue and distribution records and supporting trustee and announcement documentation.
Supporting REIT, SPV and group budgets, rolling forecasts, free cash flow and DPU/DPS projections.
Coordinating audit schedules, bank confirmations, data-room requirements and other information requests.
What We Are Looking For
We are looking for someone who is technically capable, but equally important, has the right attitude and character to grow with a newly forming listed platform.
Ideally, you will have:
An accounting degree or equivalent, with CA Singapore, CPA or ACCA completed or in progress.
Approximately 3 to 5 years of experience in full-set accounting, financial close and audit support.
Exposure to a SGX listed company, S-REIT, real estate, infrastructure or fund accounting environment would be highly advantageous.
Practical knowledge of SFRS(I)/IFRS, journal entries, reconciliations, intercompany accounting, tax and financial statement preparation.
Awareness of SGX and MAS reporting expectations within a listed REIT environment.
Strong Excel capability and confidence learning new systems and approval workflows.
A high level of accuracy, organisation and discipline around reporting deadlines.
The confidence to investigate discrepancies rather than simply carry unresolved reconciling items forward.
Resilience and passion, particularly when working through the intensity of establishing new reporting and control processes.
A naturally curious mindset, with the willingness to ask questions, learn quickly and understand how the wider REIT operates.
Good communication skills and the ability to work effectively with Finance Managers, auditors, advisers and other stakeholders.
A positive, hands-on attitude and willingness to take ownership beyond the confines of a narrowly defined accounting role.
