Job Description

 

We are recruiting for an Assistant Manager/Manager – Asset Management & Business Development. This client is in the PERE as well as REITs space and am mostly involved in the logistics/industrial portfolio.

You will be in an overall scope of Asset Management & Portfolio Performance as well as Leasing & Commercial Management and Business Development

 

You will be responsible for:

• Overseeing the performance, lifecycle, and value enhancement of assigned assets (e.g., buildings, industrial facilities, real estate portfolios, infrastructure assets).

• Developing and executing asset enhancement strategies, including refurbishment, redevelopment, repositioning, or optimization initiatives.

• Monitoring asset KPIs (occupancy, yield, OPEX/CAPEX, ROI, lifecycle costs) and recommend interventions for improvement.

• Preparing annual asset business plans, budgets, and forecasts.

This will also include supporting leasing strategies to ensure healthy occupancy and tenant mix, negotiation on lease terms, renewals, and commercial contracts as well as strengthening tenant engagement.

For Asset Enhancement Initiatives, you will evaluate potential projects and execute approved developments as well as reviewing the proposals etc during development or re-development phases. You will be looking to prepare approval papers, and business cases with detailed financial analyses, you will also be conducting sensitivity analyses and scenario planning.

You will also have the opportunity to participate in pursuing new business opportunities (land acquisition, new developments, partnerships, expansions, JVs). You will conduct market intelligence studies covering demand trends, competitive landscape, pricing, and opportunities for portfolio growth as well as leading financial feasibility studies, cashflow modeling, and investment appraisals.

 

Requirements

• Degree in Real Estate, Engineering or equivalent

• Master’s Degree (MBA, CFA) is considered advantageous

• Experience in Real Estate Business Development and Investment/Asset Management / preferably in Industrial Real Estate

• Minimum 5 to 8 years of relevant experience in Real Estate industry.
