Job Description

We are recruiting for an integrated developer and investment management firm specialising in modern industrial and logistics real estate key cities in Asia Pacific.

You will have the opportunity to work in a lean environment where you will be assisting in the delivery of their development projects. You will be looking at the entire project lifecycle of technical planning, QS and translate them to financial modelling and investment evaluation.

You will be responsible for being the main liaison point with the development and investment team, facilitating communications across key timelines and decision points. You will be looking to ensure that the fund mandates and investor requirements are conveyed to the development team at large.

You will build, review, and maintain robust financial models to assess project viability, IRRs, and funding requirements, conduct financial analysis, including cash flow projections, return on investment (ROI) calculations, and sensitivity analyses as well as translating technical and cost inputs into dynamic financial models for sensitivity testing and scenario planning.

You will prepare investment decks and internal analysis reports to support capital allocation decision and contribute to the identification and evaluation of new investment opportunities.

You will participate in the early-stage assessment of proposed projects, incorporating both technical feasibility and financial metrics, collaborate with the development team to evaluate construction plans, timelines, and budgets as well as providing inputs on structuring project financing, including phasing, cash flows, and cost controls.

You will assist in the technical and financial due diligence of new acquisitions, JV structures, or investment opportunities, identify potential risks and provide insights on mitigation strategies. You will also track project progress against financial and operational milestones and flag deviations proactively. You will support the preparation of monthly/quarterly updates integrating cost utilization, timeline status, and investment performance as well as reconciling actual vs forecasts and update financial models accordingly.

You will also be involved in preparing reports for senior management and investment committee discussions and ensure that all documentations are in place across financial models, project plans, and approvals. This will include the development and implementation of internal processes related to investor relations and project reporting.

Requirements:

  • Bachelor’s degree in civil engineering and an advanced qualification such as  a MBA (Finance) or equivalent post-graduate
  • About 5 years of experience in a combined role in development, project finance, or investment analysis
  • Strong understanding of real estate development processes, from feasibility studies to construction and completion
